It’s easy to get caught up in an emotional roller coaster when buying a property. When emotions run high, important things can be overlooked. Here are five key suggestions we recommend to all property buyers.
DO NOT WAIVE CONDITIONS!!!
We do not suggest waiving your clause on-site, immediately after the inspection in your “Offer to Purchase” concerning the home inspection. We want you to have our report in your hands for at least 24 hours so you can review what transpired at the inspection and be fully mindful that you’re likely making one of the largest financial investments of your life.
AVOID ON-SITE REPORTING
We do not provide our inspection reports on-site. We wouldn’t dream of recommending this service to anyone. We need time too – to fully address our client’s concerns and to seek out additional information as needed back at the office. YOU need time to properly digest a report of this magnitude.
Oh, and because we don’t provide reports on-site, it means we spend more time in total working for you. Our time spent on-site is actually inspecting your house and documenting what we find. Then we spend more time back at the office to research any issues and generate your report. Finally, we like to meet with you again, after you’ve had a chance to digest what we discussed onsite during the inspection, to review our report and the inspection in more detail. Our reports are typically ready the same day or next.
TAKE TIME TO PROPERLY INSPECT, THEN READ THE REPORT!!!
If you need to make a decision quickly, because there are backup offers / cash offers / multiple offers or there’s no time left in the real estate transaction process to get the inspection done other than NOW . . . be very very careful!
We recommend you allow sufficient time to fulfill any and all of your conditions in your “Offer to Purchase”. We are prompt and can usually be on site for the inspection within 24~48 hours notice. Also remember – you will need time to review the report and follow up on any recommendations we make.
We find out clients don’t like to be put in a position where they must make significant decisions on the spot or in a rush at the completion of the inspection. That would be high anxiety! Slow down and make a wise buying decision.
