Does age really matter? Dating houses can help provide useful information when it comes to the replacement of systems and components (or other significant home improvement costs) that might be required. For example, some air conditioners have a life expectancy of 10-15 years. Therefore, a house built 10-15 years ago is likely in need a new air conditioner, or will shortly.
Many houses built in the early 1980’s were built with asphalt roof shingles that lasted up to 15 years. These houses will likely be on their second roof at this point, and perhaps in need of their next. On the other hand, the chances a house built in 1999 has asbestos containing vermiculite insulation is very unlikely!
